What We do

Property Management

 
We manage a wide variety of residential & commercial properties in Catawba, Caldwell, Burke, Alexander, Iredell, Lincoln, & Mecklenburg Counties.  We currently manage several hundred rentals, including homes, and apartments. Our company consistently maintains a very low vacancy ratio because we work hard to make the best matches between potential tenants and our available rental properties.
We implement a specific process for those considering us for the management of their rental property.
Marketing & Pre-Occupancy

  • Your property will be advertised on our website, MLS, Zillow, Trulia, Hot Pads, Facebook and other social media platforms.
  • We will place a physical ‘For Rent’ sign on site.
  • We implement comprehensive screening for applicants that evaluates their rental history, employment/income qualifications, credit history, and criminal background.

During Occupancy

  • Our property management fee begins when a tenant signs a lease and is effective thereafter only while the property is rented.
  • Our office serves as the contact point between you and your tenants.
  • We are equipped to handle all maintenance problems, including those arising on nights and weekends. Unlike other local property management companies, we provide this service to the owners we represent free of charge. We have staff On Call 24 hours a day. 
  • If a tenant defaults or violates the terms of the lease agreement, we will take the appropriate legal action on your behalf.
  • We do Quarterly Inspections at no additional charge.

When Tenants Move Out

  • When a tenant provides notice they will be vacating a rental property, we will begin marketing their unit, usually 30 days before the keys are returned.
  • After the tenant returns possession of a rental unit, we inspect and record the property’s condition. We will arrange for all maintenance, painting, and cleaning necessary to make the property move-in-ready and deduct losses from the former tenant’s security deposit.
  • If a tenant fails to pay for losses in unpaid rent or property damage, we will take legal action on your behalf to recover monetary damages.

Ms. Allison has 18 years experience in Ownership, Property Management and Maintenance. Ms. Allison spent many years managing a 5 Star RV Resort. Ms. Allison was a member of ARVC and traveled the US critiquing other resorts. She has an extensive background in Maintenance Management of properties. Ms. Allison spent 2 year working for one of Catawba Counties largest Property Management Companies before opening Allison & White in 2019. Ms. Allison is a native of Hickory, NC. To most known as Rhonda, she will strive to keep your properties well maintained along with her staff of contractors and maintenance personnel.

 Ms. White has extensive Real Estate & Property Management Experience for the last 14 years. She received her Real Estate License in 2008 and is currently a Member of the Multiple Listing Service. Ms. White has spent  10 years as a Broker-in-Charge, Property Manager and Leasing agent for one of Catawba Counties largest Property Management group before opening Allison & White in 2019. Ms. White was voted 2018 “Most Valuable Landlord” in 2018 by PBHM and The RHA. Ms. White has spent the last 40 years in Hickory and surrounding areas. To most know as Pam, she will strive to provide the utmost & professional Property Management and leasing needs owners and tenants require.
